One of the first steps is to understand and document the existing conditions as a basis for design. Our team will measure and document the existing built environment and provide a record of drawings known as the "As-Built" drawings.

This is the exploration phase of the project where we listen to your needs and expectations for the space you have envisioned and bring it to life with 3D modeling. We provide various iterations based on the evolution of the project resulting on a defined space in preparation for the documentation phase

Scheduling is derived on the project scope, review, and construction duration. This allows the team and client to visualize the life duration of a project at the various phases and how they are interconnected with the purpose of meeting the end goal.

Once a space has been defined, the construction document phase is the model is the 3D model translated onto 2 dimensional floor plans, sections, and elevations that will assist in properly communicating the scope of the project to consultants, city reviewers, and builders.

Projects often have other specialty requirements such as structural components or energy requirements that need to be part of the deliverables for permits. Our team takes on the coordination aspect with consultants to ensure that your project is complete and meets all necessary requirements for review.

Our team handles the permit submissions and any additional information local agency departments may require before granting a construction permit. Additional coordination may be required with other agencies and can vary from project to project. Rest assured our team has the experience necessary to navigate this process until approval has been granted.

Construction has started, crews are working, and you are able to see your project come to reality with each passing day. Construction administration is the phase were our team will review progress and ensure it is being completed with your best interests in mind. We assist with providing recommendations when encountering unforeseen conditions, perform quality control, review installation of finishes and help with warranty related items as your representative until you are satisfied with your project.
